Questions people ask
What is a fair rent for commercial space in Kampala?
Rents in Kampala vary hugely by area and by property type. To give you a sense: a small retail shop on the ground floor of a busy strip in Ntinda or Naalya sits in a very different bracket from an office in Kololo or a warehouse in Namanve.
Ground-floor retail on a busy suburban road (Ntinda, Naalya, Kira, Bukoto) typically prices per square metre in UGX, and the anchor tenant on that block usually determines the going rate. Prime office space in Kololo, Nakasero and Bugolobi is often priced in USD per square metre per month, especially in buildings with backup power and fibre. Industrial and warehouse space in Namanve, off the Northern Bypass and around Kawempe, is usually UGX per square metre per month, and the difference in price is driven by road access and yard size more than raw square footage.
We do not publish blanket price ranges because they would be wrong for most spaces. Instead we quote a realistic price band for the specific area and building type you are looking at, based on recent comparable leases in the same building or block. If the landlord is asking above the band, we tell you and we negotiate. If a space is priced below the band, we ask what is wrong with it before we take you to see it.
We also disclose whether the quoted rent includes service charges (security, common area cleaning, water, waste collection) or whether those are billed separately. That matters more in commercial than in residential because service charges on a 500-square-metre office can be a serious line item on their own.
How is commercial rent typically paid, monthly or upfront?
Most Kampala commercial landlords ask for three to six months rent at signing, plus a two-month security deposit, and monthly payments after that. Longer leases (three years plus) sometimes get better terms because the landlord values the certainty. We negotiate the upfront period down where we can, and we always split it clearly between rent-in-advance and security deposit in writing, so there is no ambiguity when you leave.
What should I look for in a building power backup?
Power reliability is the single biggest hidden cost for a business in Kampala. UEDCL outages are frequent enough that any commercial space without backup will lose you paying customers or working hours multiple times a week.
There are three levels of backup you will see. First, no backup: the space runs on grid power only, and you install your own inverter or generator. Second, a shared building generator: the landlord runs a diesel generator for the whole building during outages, and either includes the fuel in service charges or bills it separately. Third, a hybrid solar-plus-battery system: the building has rooftop solar with lithium batteries carrying the load through short outages, and a diesel generator kicking in for extended ones.
Ask the landlord three specific things before you sign. How many hours per month, on average, does the backup run? What fuel or maintenance cost is passed to tenants? What is the response time when the backup fails? We ask these on your behalf and record the answers in the lease so you can hold the landlord to them.
Also confirm the fibre providers already connected to the building. In Kampala the main ones are MTN, Airtel and Roke. Being able to activate business fibre in a week versus waiting three months for a new drop-in matters if your business runs on video calls, point-of-sale, or cloud tools.
What lease terms should I push for as a tenant?
There are five clauses that usually decide whether a commercial lease works out over time.
Rent escalation. Most Kampala leases include an annual escalation, and the market rate is somewhere between 5% and 10%, negotiated. We push for a specific capped figure rather than an open percentage tied to inflation you cannot predict.
Repair responsibility. Structural repairs (roof, walls, plumbing to the meter, main electrical panel) should stay with the landlord. Internal fit-out and cosmetic repairs go with the tenant. Any HVAC, generator or lift service contracts should be spelled out clearly, because these are the expensive surprises later.
Signage rights. In a mixed-use building, external signage on the ground floor, the side wall or the roof is often disputed between multiple tenants. Get your signage location, size and material written into the lease.
Subletting and assignment. If your business is growing or shrinking, you may want the option to move without breaking the lease. We negotiate a right to assign the lease to another tenant, or to sublet part of the space, subject to landlord approval that cannot be unreasonably withheld.
Exit terms. If your business closes or moves early, what happens? A break clause after two years, a diminishing exit penalty, and a right to find a replacement tenant are all worth negotiating for.
Do I need change of user to run a business from a residential plot?
Yes. Ugandan urban plots are registered with a use classification, and running a commercial business from a plot registered as residential requires a change of user approval from the district land board or KCCA. Restaurants, workshops and clinics run from residential plots are the ones that most often trigger enforcement. Before you sign a lease, we confirm the current classification of the plot and, if a change of user is needed, we quote the cost and timeline so it is a decision you make with open eyes, not a surprise from the neighbourhood.
Can you help with the lease if the landlord already has one drafted?
Yes. Most commercial landlords in Kampala have a standard lease that has been used many times. We read it clause by clause, mark the ones that need changing, and negotiate them with the landlord side. If the landlord will not budge on something that matters to you, we tell you before you sign so you can decide whether to walk. Reading a lease before signing costs a fraction of what breaking one costs.
