Every house on this page has had its title lodged and inspected at the land office before it went up, the asking price benchmarked against recent sales in the same area, and the structure looked over for the faults that photos hide. It is the same standard we hold across our property sales service.
Which parts of Kampala hold their value?
Where you buy decides what your home is worth in ten years, not just today. The established prime neighbourhoods, Kololo, Nakasero, Naguru and Bugolobi, hold value best and trade in US dollars, but entry is high. The mature family suburbs, Muyenga, Ntinda, Naalya, Buziga and Munyonyo, combine space, security and steady demand. The fast-growing belts, Najjera, Kira, Kyanja, Namugongo and along Entebbe Road, are where prices have the most room to rise as roads and services catch up, though you take on more of the risk that comes with an area still forming. Before you pay: what to check
- Title copy and encumbrances. Get a search letter from UgNLIS or the Zonal Office. Confirm the vendor is the registered proprietor, the plot boundaries match, and there is no caveat, mortgage or ongoing dispute against the title before any money moves.
- The tenure and what it lets you do. Mailo, Freehold, Leasehold and Kibanja each behave differently for banking, resale and sitting tenants. Confirm the tenure on the title itself and match it to your plan for the property.
- Physical checks. Walk the boundary with a surveyor. Confirm the access road, water and UEDCL power. Ask two neighbours who owns the plot and whether anyone else has ever claimed it.
- The full price. Stamp duty of 1.5 percent on transfer, Ministry transfer fees, advocate fees usually one to two percent, and the agent fee. Get every line item in writing before you pay a deposit.
- Payment stages. A deposit to hold the property, the balance on transfer, and clear timing in between. Never pay the full price before the transfer is registered in your name at the Registry.

How much does a house cost in Kampala?
Prices depend heavily on the area, the plot size and the finish. A family home in a suburb like Naalya or Kira sits in a very different bracket to a townhouse in Kololo or a villa in Muyenga, which trade in US dollars. Rather than quote an average that would be wrong for most homes, we show the asking price on every listing above and tell you honestly whether it is fair for the area, backed by recent comparable sales, before you commit.
Is the title checked before I buy?
Yes. Every house we list has had its title lodged and inspected at the land office, and we check the register for encumbrances, caveats and pending disputes before the home goes up. If a title is not clean, we do not list the house, and we tell you why. You get a copy of the verification before you pay anything.
Which areas in Kampala are best to buy in?
It depends on whether you are buying to live, to let or to hold. Kololo, Nakasero and Muyenga hold their value best but cost the most. Ntinda, Naalya and Buziga balance space and steady demand. What extra costs should I plan for beyond the price?
You will pay stamp duty, transfer registration fees, legal review and a valuation if you are financing. We give you a full breakdown for your specific purchase before you commit, so nothing is a surprise at the land office.
Can I get a mortgage to buy a house in Uganda?
Yes. We work with the main Ugandan banks and can send our valuation report directly to your bank so the finance side moves in parallel with the sale. A mortgage typically needs a clean title and a deposit, both of which we help you line up.
Can I buy a house from abroad?
Yes, and many of our buyers are Ugandans living overseas. We do WhatsApp video viewings, share the title verification by email, and route the signing through your embassy with a Power of Attorney. You never need to fly in, though you can if you want to.
