Houses for sale in Uganda
Houses for sale across Uganda, with the tenure stated on every listing. Most of our buyers are Ugandans living abroad or families relocating home. We handle the paperwork, walk the property with our team, and send you the evidence before you pay anything.
Buying a home in Uganda when you live abroad
Most of our buyers are Ugandans living in the UK, the US, the Middle East or elsewhere in East Africa. What worries them is the same thing every time: paying money for a home they cannot see, with paperwork they cannot walk to a Registry to check, and only somebody else’s word for what is really on the plot. We built this page for them. Every house here has been visited by our team, the title has been checked, and the tenure is stated plainly. When you pick a place you like, we send you the search letter, the photos, the video walkthrough, and route the sale agreement through your advocate. Payment happens in stages that protect you.
Which parts of Uganda for a house?
Where you buy sets what your money does over the next ten years. A quick tour.
- Kampala: the older suburbs (Kololo, Nakasero, Bugolobi, Muyenga) hold their value best; the family suburbs (Ntinda, Naalya, Bukoto, Kiwatule) are where most diaspora families settle when they come home. See houses for sale in Kampala for the full inventory.
- The Entebbe corridor (Bwebajja, Kajjansi, Kitende, Kabale-based Lubowa): quicker to the airport, newer developments, priced between the family suburbs and the cheaper edges.
- Wakiso outskirts (Najjera, Kira, Namugongo, Kyanja): where a lot of new building is happening. More house for your money if you do not mind a longer commute.
- Hoima and Bunyoro: a different market for land more than houses right now, but big diaspora hold for future development. See land for sale in Hoima.
Tell us what you want the house for (to live in, to let out, to build over a couple of visits) and we point you the right way.

How this is compiled. Median asking price of public listings. Houses and apartments treated separately; UGX and USD never blended. Standalone houses under 2 bedrooms, below-market listings, multi-unit blocks, non-residential and peripheral low-end areas excluded. Asking prices, not transacted. Typical asking price from current listings on public sites, updated every month. Updated 8 September 2026. UGX prices are what shilling sellers are asking, USD prices are what dollar sellers are asking, and we do not mix them. How buying a house through Mainstop works, from abroad
- 1Tell us what you wantArea, budget in UGX or USD, bedrooms, whether it is to live in, let out, or hold. A WhatsApp message from anywhere is enough to start.
- 2Short list, photos and videoWe send you only houses we have visited that fit. Real photos, actual asking price, tenure, and any issues we already know about. WhatsApp video walkthroughs on request.
- 3Title, viewing, agreementWe run the UgNLIS or Zonal search on your behalf and email you the search letter before you pay anything. Your advocate reviews the sale agreement. If you are visiting Uganda, we time viewings for your trip; if not, we walk it on video.
- 4Registration, then handoverPayment happens in stages that line up with title steps: deposit to hold, balance on transfer, keys and papers on registration in your name. Property management is available if you plan to let it out.
Before you pay: what to check
- Title copy and any claims against the house. Get a search letter from UgNLIS or the Ministry Zonal Office. It shows the registered owner, any caveats or mortgages, the plot description, and the boundaries. From abroad, we can run the search on your behalf and email you the letter before you pay anything.
- Tenure, and what it lets you do. Mailo, Freehold and Leasehold each work differently for banking, resale and sitting tenants. Mailo can carry Kibanja tenants whose rights survive a sale, so if the title is Mailo we tell you plainly whether there are sitting tenants on the plot.
- See it before you pay. Video walk of the whole house and boundary if you cannot fly. Ask us to point the camera at anything specific: the roof, the water tank, the fence line, the neighbouring plot. Ask two neighbours who owns it. We do this for you.
- The full price. Stamp duty of 1.5 percent on transfer, Ministry transfer fees, advocate fees usually one to two percent, and the agent fee. Get every line in writing before you put down a deposit. Currency in and out matters: if you are paying from a UK or US bank, factor in the transfer fee and the exchange rate.
- Payment stages. A deposit to hold the house, the balance on transfer, and clear timing in between. Never pay the full price before the transfer is registered in your name at the Registry. This one rule prevents most of the diaspora fraud we hear about.

Questions people ask about buying a house in Uganda from abroad
Can I buy a house in Uganda if I live abroad?
Yes. Ugandan citizens abroad and their family members can buy freely. Non-Ugandans can buy Leasehold or apartments in condominium blocks, but Mailo land ownership is reserved for citizens and companies with Ugandan-registered ownership. If you are unsure which category you fall into, tell us your situation and we will confirm before you commit.
Do I need to visit Uganda to buy a house?
No. Many of our diaspora buyers close from abroad. What matters is that the title has been checked, the tenure is confirmed, the property has been walked (on video or in person by our team on your behalf), and the paperwork moves in stages that protect you. We handle those steps and send you the evidence. Many buyers only visit after they own the house.
How much does a house in Uganda cost in dollars?
Prices depend on the area and the size. From current listings, four-bedroom houses priced in dollars ask a typical USD 400,000, with a range from about USD 330,000 to USD 599,000. Kampala family-suburb houses in shillings ask a typical UGX 1.1 billion for four-bedroom and larger, with three-bedroom houses around UGX 440 million. Every listing above quotes the actual asking price in the currency the seller wants to be paid in.
How do I send money for the purchase safely?
Payment happens in stages, always into a named account, always after a title step is done. A first deposit holds the property. The balance is paid when the transfer is being registered. We do not accept full payment before your name is on the title, and we advise you to insist on that rule with any agency, not just ours. Your advocate handles the escrow-style holding on larger deals.
Who manages the house after I buy it?
If you plan to live in the house yourself, no one needs to. If you plan to let it out, our property management service handles tenants, rent collection, repairs and monthly statements, so you do not have to. Diaspora landlords are the biggest part of our management book.
Which currency should I buy in?
The seller decides, not us. Kampala family-suburb sellers usually price in shillings. Furnished stock in Kololo, Nakasero and Naguru, and diaspora-focused new-build stock, is more often in dollars. If you are earning in dollars or pounds, dollar-priced stock is easier to compare and to move money into. Tell us the currency you would prefer to transact in and we short-list what fits.
