Every home on this page has been visited by our team, the rent is what the landlord actually accepts, and the currency is stated plainly. When a place is taken, we take the listing down. Which type of rental fits how you live?
Kampala’s rental market splits three ways.
- Houses give you a garden, a boundary wall, private parking and full control of your space. Best for families and anyone who prefers a compound they run themselves.
- Apartments put you in a block with shared security, water tanks and common areas, usually with a monthly service charge on top of the rent. Best for professionals close to work, singles, couples and expats on shorter stays.
- Townhouses sit between the two: private entry, small garden, shared driveway and often shared security, at a friendlier price than a full house. Best for young families and diaspora buyers letting the property out later.

Which parts of Kampala for rentals?
Kampala’s rental map splits roughly three ways. The premium neighbourhoods, Kololo, Nakasero, Naguru and Bugolobi, are where furnished homes and diplomatic residences sit, usually priced in US dollars. The established family suburbs, Ntinda, Naalya, Bukoto, Muyenga and Kiwatule, offer standalone houses and townhouses with gardens, parking and quiet streets, usually in shillings. The cheaper edges further out, Najjera, Kira, Kyanja, Namugongo and along Entebbe Road, give you more space for your money if you do not mind a longer commute. Before you sign: what to check
- Rent, currency and months upfront. Most Kampala landlords ask for three to twelve months of rent at the start, plus a deposit. Get the total, the split between advance rent and deposit, and the currency written down before any money moves. If it is an apartment, ask about the monthly service charge separately.
- Deposit terms. How much, and what has to be true for you to get it back. Ordinary wear from a year of living in the home is not damage.
- Utilities. Who pays for UEDCL power, NWSC water, gas, security, garbage and internet. In flats and shared compounds, some of this is bundled into a service charge; in standalone houses it usually is not.
- Lease length and notice. A twelve month lease is standard, shorter is often possible for furnished stays. Confirm the notice period in months before you sign.
- Repairs. Who calls the plumber, who pays for it, and how fast. Ask about the last three things that broke in the property.

How much does it cost to rent in Kampala?
Rent depends on the property type, the area, and whether the home is furnished. From current listings, a one or two bedroom apartment asks a median around UGX 1.65 million a month; three-bedroom apartments around UGX 2.5 million; three-bedroom houses in the established family suburbs around UGX 1.6 to 2.5 million; and furnished stock in Kololo, Nakasero and Naguru sits at the top, usually priced in US dollars. Every listing above quotes the actual rent the landlord accepts.
Which is the best area to live in Kampala?
There is no single best area, only the best area for how you live. Families lean towards Ntinda, Naalya, Muyenga and Kiwatule for space, schools and quiet streets. Young professionals often prefer Bukoto, Kamwokya and Kololo for being close to work. Anyone watching their budget gets more home for the money in Najjera, Kira, Kyanja and along Entebbe Road. House or apartment: which one?
Houses give you more space, a garden and a compound of your own. Apartments give you shared services (security, water tanks, sometimes generators), less to manage, and are often closer to the centre. Furnished apartments in Kololo and Nakasero are the easiest soft landing if you are arriving from abroad. Families with children usually prefer houses in Naalya, Ntinda or Muyenga. Do I pay rent monthly or several months in advance?
Many Kampala landlords ask for three to twelve months of rent at the start, plus a deposit and often a first month of any service charge. We negotiate the upfront period down where we can, and we always put the split between rent in advance, deposit and any service charge in writing so there is no confusion when you leave.
Is there an agent fee to rent a property?
Yes, the standard agent fee is one month of rent, disclosed to you upfront and never sprung on you later. You see the total of everything payable before you commit to anything.
Can I rent from abroad before I arrive?
Yes. We do WhatsApp video viewings, hold the property with a reservation once you decide, and route the tenancy agreement to you for signing. Many of our tenants are Ugandans moving home or expats relocating for work, and they line up a home before they land.
