Verified land, title checked before it is listed
Land is where most of the fraud in Uganda happens, and most of the anxiety with it. That is why we check the title copy, confirm the tenure and walk the boundary on every plot before it goes up here. When you see a listing on this page, the vendor has been identified and the paperwork has been read, so the paperwork checks are done upfront, not after you have paid. It is the same standard we hold across our land service.
Which parts of Uganda for land?
Three markets, three price stories. Along Entebbe Road (Bwebajja, Kajjansi, Kitende, Bwerenga, Garuga) plots cost more because of the expressway and the lake, usually in shillings, and land holds Mailo tenure. The Wakiso outskirts (Najjera, Kira, Namugongo, Kyanja) is the most contested market by decimal, prime plots for building family homes. Hoima and greater Bunyoro is a different scale altogether: full acres for a fraction of Kampala prices, with a real Mailo and Freehold market alongside a much cheaper Kibanja tenure market for those who understand the sitting-tenant rules. How land is priced in Uganda
Two units, two conventions. Around Kampala plots are quoted per decimal (100 decimals to the acre). In Hoima and rural Uganda they are quoted per acre. Prices split by area and by tenure. From our own current listings:
- Bwebajja and Kajjansi (Entebbe Road) sit around UGX 3.8 to 3.9 million per decimal on Mailo title, lakeside plots higher.
- Najjera (the Wakiso outskirts) is around UGX 10 million per decimal on prime Mailo plots, reflecting building-ready demand.
- Garuga lakeside runs about UGX 6.5 million per decimal on Mailo.
- Hoima Mailo acres trade at roughly UGX 42 million per acre, far cheaper than Kampala per unit of land.
- Hoima Kibanja can be a fraction of that (we currently have five Kibanja acres asking around UGX 1.8 million per acre) but Kibanja carries sitting-tenant rules that must be understood before you buy.
Tenure is the biggest single price driver at a given location. Mailo with sitting Kibanja tenants is priced very differently from clean Freehold or Mailo without tenants, sometimes for the same land.

Before you pay: what to check
- Title copy and encumbrances. Get a search letter from UgNLIS or the Zonal Office. Confirm the vendor is the registered proprietor, the plot boundaries match, and there is no caveat, mortgage or ongoing dispute against the title before any money moves.
- Tenure and what it lets you do. Mailo, Freehold, Leasehold and Kibanja each behave differently for banking, resale and sitting tenants. Confirm the tenure on the title itself and match it to your plan for the land.
- Physical checks with a surveyor. Walk the boundary. Confirm the access road, water source, UEDCL power availability, and floodline where relevant. Ask two neighbours who owns the plot and whether anyone else has ever claimed it.
- The full price. Stamp duty of 1.5 percent on transfer, Ministry transfer fees, advocate fees usually one to two percent, surveyor fee, and the agent fee. Get every line item in writing before you pay a deposit.
- Payment stages. A deposit to hold the land, the balance on transfer, clear timing in between. Never pay the full price before the transfer is registered in your name at the Registry.

How much does land cost in Uganda?
Prices depend on where you buy and what tenure the land holds. Around Kampala plots are quoted per decimal (100 decimals to the acre). Which is the best area to buy land in Uganda?
There is no single best area, only the best for what you plan to do. Entebbe Road (Bwebajja, Kajjansi, Kitende, Garuga) suits people wanting proximity to the expressway and lakeside plots. The Wakiso outskirts (Najjera, Kira, Namugongo, Kyanja) is where families build. Hoima gives you acres for a fraction of Kampala prices and is where our largest inventory sits, uncontested by the major agencies. What is the difference between Mailo, Freehold, Leasehold and Kibanja?
Mailo and Freehold are the two full-ownership tenures in Uganda. Mailo dominates central Uganda and can carry sitting Kibanja tenants (bona fide occupants) whose rights survive a sale. Freehold is cleaner ownership without the Mailo/Kibanja overlay. Leasehold is time-limited ownership from a government or private landlord, common for institutional land, and needs the lease term checked before purchase. Kibanja is not a title, it is a bona fide occupancy on Mailo or Freehold land, and it is much cheaper for a reason: your rights come from occupancy, not from a title, so you cannot bank on it the same way. How do I verify a land title in Uganda?
Two routes. Online through UgNLIS, the Uganda National Land Information System, using a NIN and a wallet top-up for the search fee (currently around UGX 10,000). Or in person at the relevant Ministry of Lands Zonal Office, which is often faster for older titles. The search returns a search letter showing the registered proprietor, any encumbrances (caveats, mortgages, disputes), the plot description and neighbours. If you are buying from abroad, we can run the search on your behalf and email you the result before you pay a deposit.
Can I buy land in Uganda if I live abroad?
Yes. Many of our land buyers are Ugandans living abroad or diaspora buying to build or to hold. We WhatsApp-video the boundary walk, share the surveyor report, run the UgNLIS search on your behalf, and route the sale agreement through your advocate for signing. Payment stages line up with title steps so nothing is at risk before your name is registered.
What is a decimal, and how does it compare to an acre?
A decimal is one hundredth of an acre. So 50 decimals is half an acre and 100 decimals is one full acre. Around Kampala plots are usually quoted in decimals; in Hoima and rural Uganda they are quoted in acres. Whichever unit you are being quoted in, we will convert it for you so you can compare like for like.
