Most rental listings for Kampala are on sites where anyone can post, the prices are guesses, and the photos may not match the unit. We do it differently. Every apartment on this page has been visited by our team, the rent is what the landlord actually accepts, and the currency is stated plainly. When a unit is taken, we take the listing down. It is the same standard we hold across our rentals service.

Which parts of Kampala for apartments?

Apartments in Kampala split roughly four ways. The top-end furnished stock lives in Kololo, Nakasero, Naguru and Bugolobi, where blocks are gated, staffed and often priced in US dollars. The established mid-market apartments in Bukoto, Kamwokya, Ntinda and Kansanga are usually in shillings and mix furnished with unfurnished. The value belt in Kisaasi, Najjera and Kira gives you more space and newer blocks further from the centre. Tell us where you work and how you live, and we point you to the right block.

Before you sign: what to check

  1. Rent, service charge and months upfront. Many blocks charge rent plus a monthly service charge that covers security, water tanks, gardens and common-area cleaning. Get both figures, the currency, and how many months upfront, in writing.
  2. What the service charge covers. Ask for the list: security, water (borehole or NWSC), garbage, common-area cleaning, lift maintenance if any, generator fuel. Sinking-fund contributions in some blocks are separate.
  3. Utilities. Individual UEDCL power meter or shared? NWSC water bill or bundled in the service charge? Gas cylinders or piped? Internet through the block or your own contract?
  4. Parking, common areas and rules. How many parking slots per unit, whether they are covered, and any restrictions on gym, pool, rooftop use, visitors, pets and short-term subletting.
  5. Lease length, notice and deposit. A twelve month lease is standard, shorter is often possible for furnished stays. Confirm the deposit amount, the refund terms, and the notice period before you sign.

Questions people ask about renting an apartment in Kampala

How much does it cost to rent an apartment in Kampala?

Rent depends on the area, size, and whether the block is furnished or serviced. From current listings, a one or two bedroom apartment asks a median of about UGX 1.65 million a month, three-bedroom units around UGX 2.5 million, and furnished units in Kololo and Nakasero sit at the top and are usually priced in US dollars. Every listing above quotes the actual rent the landlord accepts, and we tell you honestly whether it is fair for the area before you commit.

Which area is best for apartments in Kampala?

There is no single best area, only the best for how you live. Expats and diplomats concentrate in Kololo, Nakasero, Naguru and Bugolobi. Young professionals often prefer Bukoto, Kamwokya and Kansanga for being close to work. Anyone watching their budget gets more apartment for the money in Kisaasi, Najjera and Kira. Furnished or unfurnished, which one?

Furnished apartments are quicker to move into and easier for shorter stays or first arrivals. They are concentrated in Kololo, Nakasero, Naguru and Bugolobi, and are usually priced in US dollars on shorter, more flexible leases. Unfurnished units give you more room for your own things and usually longer, cheaper leases. If you are relocating for work or arriving from abroad, furnished is often the softer landing.

What is a service charge and how much is it?

A service charge is the monthly fee the block collects to run the common parts: security, water, gardens, cleaning, and sometimes lift maintenance and generator fuel. It is separate from rent. Amounts vary widely by block, from around UGX 150,000 a month at the value end to several hundred thousand at the top. Always ask for the service charge in writing before you sign the lease, and ask what it covers.

Do I pay rent monthly or several months in advance?

Many Kampala landlords ask for three to twelve months of rent at the start, plus a deposit and often a first month of service charge. We negotiate the upfront period down where we can, and we always put the split between rent in advance, deposit and service charge in writing so there is no confusion when you leave.

Can I rent an apartment from abroad before I arrive?

Yes. We do WhatsApp video viewings, hold the property with a reservation once you decide, and route the tenancy agreement to you for signing. Many of our tenants are Ugandans moving home or expats relocating for work, and they line up an apartment before they land.
