What we do

We look after residential and commercial property for owners who are busy, live elsewhere in Uganda, or live abroad. That means finding and screening tenants, collecting the rent, dealing with repairs, and telling you plainly what happened each month.

It is the largest part of what we do. Roughly nine in ten of our work is rentals and management rather than sales, which is why these are the systems we have spent the most time getting right.

Tenant sourcing and screening

We advertise the property, show it, and check identity and references before anyone signs. A vacancy filled badly costs far more than a vacancy.

Rent collection and monthly statements

Rent chased and banked, with a written statement each month showing what came in, what went out, and why.

Repairs and maintenance

Routine issues handled by trades we already work with. Anything above an agreed limit is quoted first, with photographs.

Inspections and photographs

Periodic inspections with photographs, so you can see the condition of your property without being in the country.

Utility bills and service charges

NWSC, Umeme and body corporate fees paid on time and receipted, with copies on your monthly statement.

Questions people ask

What does property management cost in Uganda?

Fees depend on the property, the rent and how much is involved, so we quote per property rather than publishing one rate that would be wrong for most owners. Ask us and you will have the figure in writing before anything starts.

Can you manage my property if I live abroad?

Yes. A large part of our management work is for Ugandans living outside the country. Instructions come over WhatsApp or email, rent is paid to your account, and you get a written statement with photographs each month.

How do you screen tenants?

We check identity, confirm employment or business income, and take references from previous landlords where they exist. We would rather leave a property empty a little longer than put the wrong tenant in it.

What happens if a tenant does not pay?

We chase it immediately and tell you, rather than letting arrears build quietly. If it cannot be resolved we set out your options, including formal notice.

Will I be told before money is spent on repairs?

Yes, above an agreed limit. Small routine items are handled so the property keeps working, and anything larger is quoted to you first with photographs.

How do I know what is really happening at the property?

That is what the monthly statement and the photographs are for. If you want more detail at any point, ask and we will send it.
